Description

This is a condominium unit of 75.1 sq m in Kathu, Phuket, Thailand, sold at an official court-ordered auction run by the Legal Execution Department of Thailand. It sits in our catalogue area of Central Festival. The unit comes with a condominium unit title and is sold free of mortgage. The auction announcement lists the title holder as the occupant, so vacant possession is not guaranteed.

The auction. The official appraisal is THB 3,154,200. The next round is round 4 of 6, held on 2026-10-29 at the Legal Execution Department office in Phuket. The starting price of this round is THB 2,207,940. The three earlier rounds had no bidders. Each bidder must place a security deposit of THB 250,000. The final price is set at the auction itself. If several bidders take part, it can end higher than the starting price.

The price structure. Starting price THB 2,207,940 + our support fee of 10% (THB 220,794) + lawyer THB 100,000 = turnkey estimate THB 2,528,734. Our 10% fee is charged on the hammer price, and government transfer fees are paid separately. If the auction is not won, you pay only the lot check advance of THB 30,000. After a win, that advance counts towards the lawyer fee.

How it works for a foreign buyer. 1) You choose the lot and send a request. 2) Our lawyer checks the title, encumbrances and condominium debts, and we inspect the building outside and, if possible, inside. 3) You sign a service agreement and a power of attorney, and funds are transferred from abroad with a Foreign Exchange Transaction form. 4) We place the security deposit on auction day. 5) We bid up to your limit. 6) After a win, the balance is paid within 15 days (an extension of up to 3 months is possible on request), and the title is registered at the Land Office. 7) Handover follows, with eviction through the court officer if needed, then renovation, rental or resale with us. Foreigners can own a condominium unit within the 49% foreign quota of the building, with funds transferred from abroad. Banks almost never lend for auction purchases.

Honest risks. The former owner may still live in the unit, and eviction goes through the enforcement procedure. Our lawyer explains the timing. An inside viewing is often impossible, and the condition at handover is not guaranteed. This lot suits buyers who use their own funds, accept a court procedure and are comfortable with uncertainty about timing and condition.

How it works

1Choose a lot.

The catalogue shows only condominiums a foreigner can register in freehold within the building quota. Send a request with your price limit.

2We check.

The lawyer reviews the title deed, encumbrances, unpaid common fees and who occupies the unit. We inspect the property from outside and, when possible, inside. The check costs an advance of 30,000 THB, credited to the legal fee if you buy.

3We prepare.

A service agreement, a power of attorney for bidding, and a transfer of funds from abroad with the FET form needed later for registration.

4We place the deposit.

On auction day the deposit is paid to the Department; the amount is shown on the lot page. If the bid is not won, the deposit is returned in full.

5We bid.

Our representative takes part in the auction and raises the price only up to your limit. You do not need to attend.

6You buy.

After winning, the balance is paid within 15 days, extendable to three months on request. Our fee of 10% is calculated from the hammer price. Title registration at the Land Department; government fees are paid separately.

7You get the keys.

If the previous owner still lives in the unit, eviction goes through the enforcement officer under the law and the lawyer handles it to the end. Then we help with renovation, rental or resale.

Honest about the risks

  • In most lots the previous owner or a tenant still lives there on auction day. Handover goes through enforcement proceedings, which takes time; the lawyer runs the process.
  • An inside inspection is often impossible before the purchase. The condition at handover is not guaranteed, so we budget for renovation from the start.
  • Lots with a transferable mortgage are not included in the catalogue.
  • The price can rise at the auction. We never bid above your limit, and if the lot goes higher, we find the next one.
  • A foreigner buys a condo only within the 49% building quota and with funds transferred from abroad. We verify the quota before the deposit.

Who it suits

Suits: buyers for rental or resale who can wait for the handover; those who want a below-market price and accept clear risks in exchange for legal support.

Does not suit: those who need to move in on the deal day; those counting on a Thai bank mortgage; those not ready to place a deposit before the auction.
