A partner introduced one buyer to a villa in Laguna priced at 28 million THB. The developer commission on that project was 5%, or 1.4 million THB. The partner's contractual share was 40%, which comes to 560,000 THB (about $16,000) for one client he knew personally and simply pointed to the right contact.

What affiliate program ads rarely mention comes next. He received half of that amount four months later, once the buyer had paid 35% of the price and signed the sale and purchase agreement. The second half arrived only at key handover, 19 months later. The money is real, but its horizon is longer than any info-product affiliate scheme.

If you are a realtor, blogger, relocation consultant or travel agent weighing whether 30 minutes of partner registration is worth it, do not count the percentage. Count the average ticket, your share of the commission and the date of the second tranche.

The market backdrop is supportive. In Q1 2026, condo transfers to Russian buyers rose 33% year-on-year to 383 units worth 1.66 billion THB (up 69%), and Phuket accounted for 156 of those units totaling 1.06 billion THB, according to The Phuket News. Phuket's residential stock now stands at 90,597 units valued at more than 705 billion THB, the highest of any Thai region, per The Nation Thailand.

Quick Answer

  • Developer commission in Thailand: 3-6% on popular projects, up to 8-10% on remaining stock and slow-selling buildings. This is a market estimate for Phuket and Pattaya primary property as of early 2026. The exact rate is fixed in the agency agreement for each project.
  • Partner share under a referral scheme: 20-50% of the agency commission. Anything above 50% goes to those who handle the client personally: viewings, correspondence with the developer, support through to title transfer.
  • Average ticket in Phuket: a studio or one-bedroom condo in Bang Tao and Rawai runs 4.5-9 million THB, a villa in Laguna, Cherng Talay and Surin runs 18-45 million THB. At a 30% share, one 7 million THB condo deal pays the partner about 105,000 THB.
  • Payouts come in tranches: the reservation deposit (usually 100-200 thousand THB) does not trigger payment. The first tranche follows signing of the SPA and the buyer paying 25-35%, the balance comes at handover.
  • No realtor license is required in Thailand. There is no mandatory state licensing for brokers (as of early 2026), only voluntary certification through an industry association. However, a commission received by a non-resident abroad under a referral contract and working as an agent inside Thailand without a work permit are two different legal matters.
  • Lead protection period: typically 90 days, 60 or 180 in some programs. If the client has not reached reservation within that window, the protection can lapse.

Scenarios and Options

Scenario 1: You are already a realtor abroad

You have a database of people who buy property. Here it pays to take the maximum share and work the full cycle: you qualify the client, travel for the selection or join an online viewing, and stay in touch between tranches. The share in this format reaches 50% and above, but responsibility for a collapsed deal is also yours. One closed villa contract in Kamala can replace a dozen resale deals in an average city.

The weak point: Thai developer installment plans run 18-30 months, and throughout that time the client will ask about timelines, the FET form and money transfers. If you cannot stay available for two years, take a smaller share and hand the client to a local team.

Scenario 2: You are a blogger or Asia-focused media outlet

You have traffic but no deal expertise. The sensible model is a pure referral: 20-30% of the commission, with all the work done by the receiving team. The key number here is conversion, not percentage. Out of 100 inquiries from a general post about life in Thailand, only a handful reach reservation. Out of 10 inquiries after a breakdown of one specific project with prices, unit mix and yield calculations, noticeably more do.

Scenario 3: You are a relocation, visa or tax consultant

This is the highest-margin audience. A person applying for an LTR or long-term visa has already proven income and intent to live in the country. These clients rarely research the market out of curiosity. They more often buy a two-bedroom for themselves in Chalong, Nai Harn or Pratumnak in Pattaya than a rental studio. The ticket is higher and the deal cycle shorter.

Scenario 4: You are a travel agent or tour organizer

The winning combination is a viewing trip. The client flies in for a week, spends three days on viewings and the rest relaxing. If you are already planning group logistics, book a hotel near the projects of interest in Bang Tao or Pratumnak in advance: in high season from December to February, rooms in the right location are almost gone, and viewings at opposite ends of the island eat up three hours of driving.

Main Risks and Mistakes

The client is already in the developer's database. The most common reason for a denied commission. If the person filled in a form on the project website a month ago, the lead counts as the developer's own and your protection will not apply. Mitigation: register the contact in the CRM before they write anywhere else, and record the date.

A low-quality referral. A contact without budget, timeline and consent to a call fails qualification. The minimum set: name, messenger, budget range, purchase horizon, purpose (live, rent, resell). Without this the lead is not protected.

Expecting fast money. Most registered partners never close a deal, and the cause is usually not the market but expecting results within a month. The real cycle from first message to first tranche is 2 to 6 months.

Promising yields. Rental yield in Phuket is estimated at 8-10% per year, in Pattaya 8-9%. That is the upper part of the range: the figures apply to managed pools in strong locations, before vacancy, management company fees and tax. Promising a client a guaranteed 10% is a fast way to get a complaint and lose your commission at the second-tranche stage.

The legal gray zone. Selling property inside Thailand without a work permit is not allowed. A referral model, where you pass on a contact and receive a fee under a contract abroad, works differently. Discuss the difference with a lawyer before you start calling yourself an agent in Thai chat groups.

Estimate what you'd earn from a referral

Foreign quota and ownership structure. Foreigners may own freehold condo units, but total foreign ownership in a building is capped at 49%, and units beyond the limit cannot be registered in a foreign name, as Siam Legal Phuket notes. Villas usually sit on a 30-year leasehold because foreigners cannot own freehold land. Check the quota and structure before your client reserves.

Paid traffic on brand queries. Most partner agreements explicitly forbid it. Buying ads on a project or agency name is grounds for voiding the payout.

My position: if you have no audience capable of putting 5 million THB into an overseas asset, a referral program for Thai property is not for you. A thousand followers discussing cheap flights will not convert into a buyer of a villa in Surin at any commission share. You will spend six months and break even at zero.

But if your contact list has at least five people who bought property abroad in the last three years, the arithmetic changes sharply: one deal pays for a whole year of this activity.

FAQ

Do I need a license to become a foreign property agent in Thailand?

There is no mandatory state licensing of brokers in Thailand (as of early 2026). There is voluntary certification from an industry association, which increases developer trust. A referral partner based abroad does not need a license at all.

How much do you actually get paid for one referred client?

Use the formula: ticket x developer commission x your share. A 7 million THB condo at 5% commission and a 30% share pays about 105,000 THB. A 28 million THB villa at the same commission and a 40% share pays about 560,000 THB.

When does the money arrive?

Not at reservation. The first tranche follows signing of the sale and purchase agreement and the buyer paying 25-35% of the price, the balance comes at handover. On off-plan projects the gap between tranches can reach two years.

What counts as a qualified lead?

A contact with a confirmed budget, purchase timeline and consent to communication, registered in the CRM before they approach the developer directly. Protection usually lasts 90 days.

Can I work as a partner without living in Thailand?

Yes, and for most referral partners this is the main format. The local team runs viewings and you receive a fee under the contract. Only those who want to guide the client on the ground need to be in the country, and then the work permit question arises.

Why is Thailand attractive for a partner model?

A high average ticket, a growing flow of foreign buyers and rental yield of 8-10% in Phuket against 1-2% on baht bank deposits. Competition for the foreign buyer is rising, and developers pay for that buyer more readily.

What if the client changes their mind after reservation?

No commission is paid, and protection usually remains until the end of its term. That is why experienced partners do not celebrate a reservation: a deal counts as real after the buyer's first major payment.

How many deals does it take to make this a main income?

At an average ticket of 8 million THB and a 30% share, one deal brings about 120,000 THB. Four to five closed deals a year give an income above the average Bangkok manager's salary, but adjusted for deferred tranches: money for 2026 deals will partly arrive in 2027 and 2028.

Start with one specific client from your own database rather than a mass mailing. Qualify them on four points (budget, timeline, purpose, city), register the contact before they write to the developer, and request written confirmation of the commission rate and tranche schedule for the chosen project. That is enough to test the model with real money.
