THB 455,000 to a partner from one apartment priced at THB 6.5M. Not to the agency as a whole, but to the partner who brought the client and walked them through to a signed contract.

The arithmetic behind the 'up to 70%' headline is rarely spelled out, and it should be. The seventy percent is calculated not on the property price but on the fee the developer pays the agency. That base has grown noticeably in Phuket: according to Prachachat, Origin Property raised its average agent rate from 7-8% to 10% amid competition and rising supply, and expanded its agent network to 600 people (400 in Phuket, 200 in Bangkok). With roughly 6,000 new condominium units forecast on the island, developers are competing for sales channels with cash.

So a partner's ceiling is roughly 7% of the deal price, not 70%. On a THB 6.5M property that is THB 455,000, about USD 14,200 at 32 THB per dollar. On a premium villa in Bang Tao priced at THB 50M, the payout runs into millions of baht.
One point matters for the global buyer: Phuket's pricing power is driven by foreign demand. According to Nation Thailand, international buyers made up about 60% of Phuket transactions at AssetWise in Q3 2025, projected to reach 65% in 2026, and the developer's Phuket backlog stood at THB 21,669 million (about USD 630 million) as of 31 March 2026. Developers use a 75% pre-transfer payment structure (25% at signing, 25% at foundation, 25% at completion, 25% final), which keeps cancellations near zero and makes partner commissions more predictable.
Quick Answer
- 70% is the partner's share of the agency commission, not a percentage of the property price. The effective rate on the deal price is about 6-7%.
- The average developer commission to agencies in Phuket in 2026 is around 10% (previously 7-8%, per Prachachat on Origin Property), versus 5-7% more typically in Bangkok and Pattaya.
- A pure referral with no involvement in the deal earns 25-40% of the agency commission. On the same THB 6.5M apartment that is THB 160,000-260,000.
- A qualified lead is a new contact not already in the CRM, with a confirmed budget and purchase timeline. Market practice for lead protection is 60-90 days from registration.
- Money arrives in tranches: for ready properties after the title transfer (usually 30-60 days from signing); for off-plan, the first part after the client pays 25-30%, with the balance at transfer, sometimes 18-24 months later.
- Demand is confirmed by the data: condominium transfers to Russians in Q1 2026 grew 33% in both count and value (Bangkok Post, 2 June 2026), and Russia was the only top-5 nationality still growing. The highest transaction value was in Phuket.
Scenarios and Options
Pure referral. A blogger, travel agent or channel owner passes on a contact and steps back. Share is 25-40%, workload is zero, conversion is low: of 10 referred contacts, one or two typically reach a deal, and only after three to six months. The upside is that it scales without your time. The downside is that you cannot influence whether the client gets a callback on a Saturday evening.

Full-cycle partner. You manage the client yourself: property selection, video viewings, liaison with the lawyer, support through the transfer. This is where the 60-70% rate lives. The requirements are demanding: neighbourhood-level knowledge (the rental yield gap between Rawai and Cherng Talay can reach three percentage points), an understanding of the 49% foreign ownership quota on building area, and readiness to take client calls in any time zone.
Relocation consultant with a sub-agent network. You do not sell yourself but connect 5-15 agents and collect an override, usually 5-10% on top of their deals. This works if you already have a flow of relocating clients rather than an intention to build one.
One-off luxury deal. A single client buying a THB 50M villa in Bang Tao, Laguna or Cherng Talay can cover a full annual target. Siam Legal Phuket records growing interest from wealthy Middle Eastern buyers in this segment, and foreign ownership in Phuket condominiums gained 9.3% year on year in Q4 2025. Veranda sold about 70% of its luxury project (over THB 550M of 823M) and begins ownership handovers in July 2026, with four units left on sale. Such lots are physically scarce and the deal cycle is longer, but one commission equals twenty referral payouts.
A practical tip for clients flying in to view villas: book a hotel near the viewing area in advance, since the drive from Patong to Bang Tao in high season takes an hour each way and eats half a viewing day.
Our view: most partners do not need to chase 70%. If you do not live in Thailand and are not ready to travel to viewings, a 40-50% share with agency support earns more per year, because conversion rises from 10% to 25-30%. There is one exception: if you have your own buyer base with budgets from THB 15M, take the full cycle, where a 20 percentage point difference is worth the effort.
Comparison Table
| Participation format | Share of agency commission | What the partner does | Payout on a THB 6.5M deal |
|---|---|---|---|
| Pure referral | 25-40% | Passes on contact and budget | THB 160,000-260,000 |
| Referral with warm-up | 40-50% | Brings client to an application, joins correspondence | THB 260,000-325,000 |
| Full-cycle partner | 60-70% | Selection, viewings, support through transfer | THB 390,000-455,000 |
| Sub-agent network | 5-10% override | Recruits and trains agents | THB 32,000-65,000 per network deal |
Main Risks and Mistakes
Double lead registration. The client has been talking to another channel for a month and the commission goes elsewhere. Mitigation: log the contact in the system before the first call to the client, not after.
Promising the client a 0.01% fee. The costliest beginner error. The Cabinet extended reduced transfer and mortgage registration rates until 30 June 2027, but the cap on price and mortgage is THB 7M, partial unit sales are excluded, and the measure targets domestic affordability, so it applies to foreign buyers only to a limited degree. As Thaiger notes, the reduced rate generally does not extend to foreigners, and most condominiums in Bangkok, Phuket and resort zones price above the THB 7M threshold. Promise 0.01% instead of 2% and you get a conflict at transfer. Mitigation: have a lawyer confirm eligibility before the reservation is signed.
The gap between signing and payout. For off-plan, 18-24 months can pass from reservation to final settlement. A partner who expected money within a quarter abandons the client midway. Mitigation: build the client's payment schedule into your own cash flow and agree tranches in writing.
Client cancels after reservation. A clawback clause is almost always included. Mitigation: do not spend an advance before ownership is transferred.
Working in Thailand without a permit. There is no separate national realtor licence, but a foreigner who physically conducts viewings and negotiations without a work permit breaches labour law. A remote referral from another country does not fall under this; travelling to viewings does.
Estimate what you'd earn from a referral
Tax on the fee. Payments to non-residents may be subject to withholding tax at source, with the rate depending on contract structure and the double taxation treaty. Mitigation: confirm the net amount, not the gross.
FAQ
Is 70% calculated on the apartment price?
No. It is calculated on the agency commission. At a 10% developer rate, a partner's 70% gives about 7% of the property price.
How much does a partner actually earn in a year?
With two closed deals a year on properties of THB 6-8M and a 50% share, that is roughly THB 650,000-800,000. It depends on the segment: on villas from THB 30M, a single deal exceeds that result.
What counts as a qualified lead?
A new contact absent from the CRM, with a name, working messenger, stated budget and a purchase horizon within 12 months. A message like 'interested in Thailand' does not qualify.
When does the money arrive?
For ready properties, usually within 30-60 days after ownership transfer. For properties under construction, the first part comes after the client has paid 25-30% of the price, with the balance at transfer.
Do I need a licence to receive a commission?
Not for a remote referral. For working with clients on Thai territory, a foreigner needs a work permit.
Why is Phuket more attractive than other destinations?
The average ticket is higher, the developer rate is higher (around 10% versus 5-7% in Bangkok), and demand is growing: transfers to Russians rose 33% in Q1 2026, and the highest transaction value was on the island.

What if the client changes their mind after booking?
The commission is not paid or is returned. Treat the first payout as real money only after the transfer is registered at the Land Department.
How long does partner registration take?
About 30 minutes: a form, payment details and signing the partner agreement. Access to property cards and lead statuses opens the same day.
One concrete action for the coming week: take three contacts from your database who asked about Thailand in the last six months, register them before the first call, and request a baht commission calculation for a specific property for each. Without that calculation, discussing percentages is pointless.
