A developer announces a 10% agent commission. The partner brings a buyer, the reservation is signed, the contract is signed. A month later the partner checks the account and finds not 10% of the unit price but roughly a fifth of that amount. The rest will not arrive soon: it is tied not to the deal itself but to the buyer's payment schedule, which is stretched over two to three years of construction.

This is the main thing newcomers miss in Thailand's referral business. The headline percentage on off-plan is high, but it is not a fee for a signature. It is an installment plan from the developer.

The resale market works the opposite way: the rate is lower at 3-5%, but the money arrives in one payment on the day of ownership transfer at the Land Department. For a partner who brings one or two deals a year, resale is almost always better in present-value terms.
Quick Answer
- Off-plan, Phuket and Pattaya: 5-7% is the market corridor for foreign sales. Some developers have gone higher: Origin Property raised its rate to 10% (up from 7-8%) for agents handling foreign clients, citing heavy competition and rising supply in Phuket, and Arisirin to 7% (2026 publications; these are promotional rates on specific projects, not the market base rate).
- Resale and land: 3-5%, paid in one payment on the transfer day. A public example from Krabi: a landowner near the airport offers agents 5% of the deal price, settled on the day of title transfer.
- Referral share of the agency commission: usually 20-40%. On a 15 million THB villa with a 6% commission, the gross commission is 900,000 THB; a partner at a 30% share receives 270,000 THB before taxes and bank fees.
- Timing: completed property, 2-6 weeks after the deal is registered; off-plan, the first tranche after the buyer has paid 20-30%, the final one after 18-36 months.
- What counts as a qualified lead: name, working contact and a confirmed client budget, with the client not yet in the agency CRM. The partner attribution window is 90-180 days, depending on the agreement.
- The market funding this: Arisirin's 2026 foreign sales target is 1.04 billion THB, and actual foreign sales have already passed it, reaching 1.3 billion THB. AssetWise holds a backlog of about 3 billion THB on its flagship Phuket brand, and its sales model is built on international brokers. Per Nation Thailand, AssetWise buyers pay 75% before transfer, and roughly 60% of its Phuket demand came from international buyers in 2025 (projected near 65% in 2026).
Scenarios and Options
One-off referral with no involvement in the deal. A blogger, travel agent or relocation consultant passes on a contact and exits the process. The share sits at the lower end, 20-25% of the agency commission. Upside: zero effort after the handover. Downside: zero influence on conversion, and in Thailand's high-ticket segment a decision takes 3 to 9 months to mature. Weak follow-up kills a deal you have already counted as yours.
Co-broke: an overseas broker with their own client base. The partner guides the client to the end: viewings, negotiation, preparing the funds transfer. The split rises to 40-50%. On a 20 million THB Phuket villa with a 6% developer commission, that is 480,000-600,000 THB to the partner. The price: you take on explaining to the buyer the difference between freehold under the foreign quota and a 30-year lease right, and a mistake in that conversation comes back to you as a cancellation.
Flow instead of a single deal. Relocation consultants and long-term rental agencies work differently: a rental pays 50-100% of one month's rent as commission, meaning 25,000-60,000 THB per contract in Rawai or Chalong. Repeatability is high, and some tenants buy after a year or a year and a half. Here, deferred off-plan tranches stop being a problem, because you already have a steady cash flow.
On-the-ground partner in Phuket. The most profitable and most costly model: you meet clients in person, drive them to viewings and attend the Land Department. The split reaches 50-60%, but transport and accommodation costs are added. If you run an inspection tour, it is cheaper to arrange logistics in advance: staying near the cluster of properties costs noticeably less than driving across the island daily from Patong to Bang Tao.
Comparison Table
| Deal type | Commission rate | Who pays | When the money arrives | Referral partner share |
|---|---|---|---|---|
| Off-plan condo, Phuket/Pattaya | 5-7%, promo up to 10% | Developer | In tranches per payment schedule, final after 18-36 months | 20-40% |
| Completed developer unit | 4-6% | Developer | 2-6 weeks after transfer | 25-40% |
| Resale | 3-5% | Seller | One payment on the transfer day | 30-50% |
| Land (Krabi, Phuket) | 5% | Landowner | On the day of title transfer | 30-50% |
| Long-term rental | 50-100% of monthly rent | Owner | After signing and deposit payment | 40-50% |
Main Risks and Mistakes
A high commission as a signal of problem stock. A developer raises the rate to 10% not out of generosity but when a building is not selling. Your client gets a unit that is hard to resell, and you get a reputational bill two years later. Mitigation: before pushing a project, check the share of unsold units in the same developer's completed buildings in the same area.
Big percentage, small ticket. A Phuket project in the 2-3 million THB segment at 7% yields 140,000-210,000 THB gross commission, and after the agency split the partner keeps 40-80 thousand. A 4% commission on a 25 million THB villa is a million baht. Calculate the absolute amount per deal, not the rate.
Attribution disputes. The client was already in the agency database, so there is no commission. Mitigation: record the lead in writing before the client's first contact with the agency, with a date and confirmation of acceptance.
Deferred tranches and cancellations. If the buyer exits off-plan in year two, the commission already paid is returned (clawback). Mitigation: check the partner agreement for a clawback clause and a liability cap.
Taxes and money transfers. Commission is denominated in baht. The withholding rate depends on whether you are a resident, whether you are paid as an individual or a company, and on the double taxation treaty. Clarify this before signing, not when the first payment arrives.
Unqualified traffic does not work. A link on a blog with no conversation with the client converts close to zero: by market estimates, fewer than one percent of cold enquiries become a deal with a ticket above 10 million THB. Thai property is sold by voice, not by banner.
Our position: a partner with no Thai presence and no client flow should start with resale and completed units, where payment arrives on the registration day, and ignore 10% promo rates on off-plan. There is one exception: if you consistently bring five or more qualified clients a month, deferred tranches turn into tail income for two to three years ahead, and then off-plan is mathematically stronger.
Estimate what you'd earn from a referral
On infrastructure: a B2B agent platform, TPTP, launched in Pattaya in September 2026 with a pool of about 10,000 properties, transparent commission rates and AI matching to client requests. The fact that such a tool has appeared says more than its features: the market is trying to solve the agent's main pain point, which is not knowing who owes whom how much on a specific deal. AssetWise in Phuket builds sales on the same principle, publicly promising brokers not to compete directly for their own clients.
FAQ
How much do agents really get paid for selling property in Thailand?
On off-plan, 5-7% of the unit price, up to 10% on some projects. On resale, 3-5%. The developer or seller pays; the buyer does not pay extra commission.
Does the commission arrive right after the reservation?
No. On a completed property, within 2-6 weeks after the transfer is registered. On a property under construction, in tranches: the first usually after the buyer has paid 20-30% of the price, the last at handover.
Do I need a licence to earn referral commission in Thailand?
Thailand has no mandatory state licensing for property agents, but a foreigner cannot carry out brokerage activity in the country without a work permit. The referral model works around this: you pass on a contact, a Thai legal entity closes the deal, and you are paid under a contract.
What counts as a qualified lead?
A name, a direct contact, a stated budget and confirmed interest in a specific segment. The contact must not be in the agency CRM at the time of handover. Attribution typically lasts 90-180 days.
Can I get commission for a client who buys a year later?
It depends on the attribution period in the contract. The standard is 90-180 days from lead registration, and some agencies extend it if there is documented correspondence with the client.
How much does one deal bring a partner?
At a 30% share of a 6% commission: a 6 million THB condo gives about 108,000 THB, and a 20 million THB villa about 360,000 THB. The absolute amount grows with the ticket size faster than the rate does.
Why are commissions in Thailand higher than in Europe?
Because of the demand structure: sales to foreigners require a broker working abroad, a long cycle and viewing costs. Developers build this into their sales budget, so rates reach 7-10% versus 2-3% in most European jurisdictions.
In what currency is commission paid?
In Thai baht, less often in US dollars at the rate on the payment date. International transfers add bank fees and possible withholding tax, so clarify both before signing the agreement.
