On a 40 million baht villa in Kamala, the difference is roughly 400,000 baht in your favour compared with a pure referral. The price: 15-25 hours of your time per deal and a willingness to answer the client on a Sunday.

An agency with its own flow. A legal entity that signs direct agreements with several developers and lists Phuket projects in its showcase next to Dubai and Bali. Here you gain rate negotiation, exclusive units and volume bonuses, but also obligations: minimum deals per period, your own marketing spend and your own legal due diligence on properties.

Main Risks and Mistakes

Duplicate leads. The most common dispute: the client is already in the developer's database because they filled in a website form a year ago. There will be no payout. The only protection is written lead registration before the client's first contact with the project, with a recorded date and confirmation from the partner manager. Without that email, there is nothing to argue with.

Commission clawback on cancellation. An off-plan buyer pays 30%, divorces eight months later, exits the deal and takes the money back under the contract terms. If your agreement has no clause saying already-paid tranches are not refundable, they will be deducted from your next deal. Read the clawback section before signing.

No payment schedule in the agreement. The wording 'commission is paid after the developer receives funds' can mean anything. You need specific deadlines in days from a specific event: Land Department registration, receipt of a tranche, or signing of the sale and purchase agreement.
